Intact asbestos in good condition often isn't an immediate hazard. The risk starts when it's sanded, scraped, cut, drilled or demolished and fibers get into the air. That's why abatement usually follows a decision to renovate or tear down — and why a positive test before the work is the trigger, not a reason to panic.
Popcorn and textured ceilings
The most common residential abatement in DFW. Scraping it yourself is exactly how fibers get released. More in popcorn ceilings and asbestos.
Floor tile and black mastic
9x9 and 12x12 vinyl tile and the adhesive underneath — the mastic is often the bigger problem and appears as soon as carpet comes up.
Pipe, boiler and duct insulation
Wrapped pipes and duct seams in older homes and commercial mechanical rooms.
Drywall joint compound and plaster
Common in pre-1980 walls; matters for any remodel that opens walls.
Siding, roofing and window glazing
Cement-asbestos siding and older roofing felt — stable until a saw or a hailstorm reaches it.

Where required, regulatory notification is filed before work. The area is sealed with poly sheeting, negative air machines and a decontamination entry.

Material is wetted to keep fibers down, removed, and double-bagged or wrapped for disposal at an approved landfill.

HEPA cleaning, then air sampling to confirm the area is clear before containment comes down. You get the documentation.
Texas rules
In Texas, asbestos work in public and commercial buildings falls under the Texas Asbestos Health Protection Rules, administered by the Department of State Health Services, alongside the federal NESHAP standard for renovation and demolition. Those rules govern licensing, notification, work practices and disposal.
Owner-occupied single-family homes are treated differently under state rules, but city demolition permits — Dallas is one example — and basic safety still point to testing first and using trained crews. If you're demolishing, start with our asbestos demolition survey.

Test anything you'll disturb in a pre-1980 home. Removing a small area safely is far cheaper than cleaning up a contaminated house.

Asbestos abatement questions
Not always. Intact material in good condition can often be left alone or encapsulated. Removal is needed when you plan to disturb it — a remodel, demolition or repair — or when it's damaged and releasing fibers.
Industry averages range from about $1,000 to $3,000 for a typical popcorn-ceiling room up to $20,000 or more for whole-structure abatement before demolition. These are industry averages only — to get a real quote, contact our team for an itemized estimate.
Often yes, for a contained single-room job, as long as you stay out of the work area. For larger jobs we may recommend staying elsewhere until clearance air testing passes.
A single room is often one to two days including setup and clearance. Whole-home or commercial projects run longer, and any required notification period has to be built into the schedule.
Yes. Federal rules require an asbestos inspection before demolition of regulated structures, and cities such as Dallas ask for it with the demolition permit. See our demolition survey service.
