Why 48 hours is the line

Give a wet wall cavity a day or two of warmth and stillness and those dormant spores start colonizing drywall paper, wood, carpet padding, and insulation. Dry everything out before that window closes and you often prevent mold entirely. Miss it, and you shift from drying to remediation.

The first 48 hours, step by step

  1. Stop the water source. Shut off the supply valve for a plumbing leak, or the main if you’re not sure. For a roof or storm intrusion, contain it as best you can. Mold prevention is impossible while water is still coming in.
  2. Stay safe. Don’t wade into standing water near outlets or the electrical panel. If water is contaminated — sewage or storm runoff — treat it as a health hazard and limit contact.
  3. Remove standing water fast. Wet-vac, mop, and blot. The sooner the bulk water is gone, the less soaks into porous materials.

Popcorn ceilings are one of the most common things DFW homeowners want gone during a remodel. But in a home of the right age, scraping one down is exactly the wrong first move — because the texture may contain asbestos, and disturbing it is what makes it dangerous.

Why popcorn ceilings contained asbestos

From the 1950s into the 1970s, asbestos was a standard additive in textured “popcorn” or “acoustic” ceilings. It was cheap, fire-resistant, and helped with sound — and it was sprayed across countless homes and apartments. Most popcorn ceilings installed before 1980 contain somewhere between about 1% and 10% asbestos.

The age test: when was it applied?

The key date is 1978, when the U.S. Consumer Product Safety Commission began restricting asbestos in these products. Use in ceiling texture dropped sharply after that, and by the early-to-mid 1980s it was largely gone. As a rule of thumb:

  • Ceiling applied before 1980: assume it may contain asbestos until testing proves otherwise.
  • Applied in the mid-1980s or later: far less likely, but not impossible if old stock was used.

The catch: what matters is when the ceiling texture went up, not just when the house was built. A 1990s re-texture over an older ceiling — or old inventory used after the cutoff — can complicate the timeline, which is why age alone isn’t proof either way.

You cannot tell by looking

Why summer is prime time for attic mold
